How to Check the Hot Water System

 If your hot water system is not working or if the water runs out quickly, we recommend taking the following steps:

  • Try to identify the issue – has the pressure gone down, or has the water gone cold?
  • Check the following:
    • Has the water level in the hot water system been topped up in the last 6 months?
    • Is the power switched on?
    • Has the safety switch tripped or is there a blown fuse in the power box?
    • Is the hot water system leaking?

Topping Up the Hot Water System

Every 6 months the tenant will need to top up the water levels in their Hot Water System.  This ensures the tank is full and you will have hot water for a longer time.  Steps to take:

  • Locate the hot water system and look on the side of the tank for a lever with instructions.  If no instructions are present, release the lever or valve and listen for sounds that water is filling inside the tank.  Look to the bottom of the tank - you should see a pipe protruding – this is your overflow outlet.
  • When hot water comes out of the pipe at the bottom of the tank – flick the lever back to its original position as the tank is now full.

 

Important - Do not leave the hot water system unattended while it fills – the process should only take a few minutes.  Not all hot water systems are the same - some outlet pipes will not be located at the bottom of the tank, but fed through the walls to the outside of the property.  You must locate the pipe before attempting to fill the tank.

 

Be careful where you stand – ensure your feet are not right next to the pipe at the bottom of the tank as when the tank is finished filling and water spurts out – it is HOT!
